Timeline: Usually within 24 hours

If your project doesn't match anyone in our current network, we'll tell you that honestly rather than wasting your time.

  • Budget range aligns with their typical project sizes
  • Currently taking on new work in your timeline
  • Holds an active Arizona ROC license and current insurance coverage

Free Property Visit

Timeline: Builder usually contacts you within 1-2 business days

The matched builder reaches out directly to schedule a free site visit. They come to your property, walk the lot, take measurements, and discuss what's feasible. This is your chance to size up the builder as much as it is their chance to size up the project — ask about their license, recent ADU projects, references, and whatever else matters to you.

Typical site-visit topics:

  • Property measurements and setback assessment
  • Zoning check (Tucson, Pima County, or HOA restrictions)
  • Utility connection feasibility (water, sewer, electric, gas)
  • Soil conditions and grading considerations
  • Preliminary budget range and timeline based on your goals

Before signing anything, ask the builder for their ROC license number and verify it at roc.az.gov. Ask for proof of current liability and workers' comp insurance. Ask for at least two homeowner references from past ADU projects.

Compare Proposal & Decide

Timeline: 1-3 weeks for the builder to prepare a detailed proposal

After the site visit, the builder typically prepares a written proposal: a preliminary design direction, a line-item cost estimate, and a projected construction timeline. You're free to compare it against other builders, get a second opinion, or pause the project entirely. We don't pressure you, and we don't share your information with anyone outside the builder we matched you with.

What a good proposal should include:

  • Scope of work in plain English (not just a bottom-line number)
  • Line-item cost breakdown (design, permits, construction, finishes)
  • Payment schedule (how draws are structured)
  • Timeline for design, permitting, and construction

Build Your Casita

Timeline: Typically 4-8 months from contract to certificate of occupancy

When you're ready, you sign a contract directly with the builder — not with us. From here forward, the builder handles design, permitting, construction, and final walkthrough. You have one point of contact for the entire project and one accountable party for the work. We may check in once or twice to see how things are going, but we're not in your kitchen on construction day.
